Comparable sales show what buyers have actually paid, but they need context. A similar sale in another community, another condition level, or another property category may not be a strong guide. Active listings also matter because they show what buyers can choose right now.

Buyers respond to homes that feel maintained and easy to understand. Roof age, heating, windows, basements, wells, septic, electrical, plumbing, drainage, and documentation can influence confidence as much as cosmetic updates.
