Home value guide

What is my PEI home worth?

A strong home value estimate compares recent sales, current competition, buyer demand, property condition, location, and the features that make your home different.

A useful estimate is not just an average price or an automated number. PEI values can change by community, property type, heating source, water and septic details, shoreline, acreage, updates, and the buyer pool most likely to care about the home.

Comparable sales plus context

Comparable sales show what buyers have actually paid, but they need context. A similar sale in another community, another condition level, or another property category may not be a strong guide. Active listings also matter because they show what buyers can choose right now.

Condition and confidence

Buyers respond to homes that feel maintained and easy to understand. Roof age, heating, windows, basements, wells, septic, electrical, plumbing, drainage, and documentation can influence confidence as much as cosmetic updates.
